  • Average list price – $338,879
  • Price per square foot – $128
  • Days on the market – 109
  • House Size – 2,565 square feet

To give you an idea of how the Spanish Fort real estate market is growing, 101 of the 152 homes that are for sale were built no earlier than 2015 and the majority of those properties are brand new.  There is a ton of new construction going on in Spanish Fort.

On the other hand, if you have interests in slightly older homes, there are great deals to be had like this all brick home in North Lake that has nearly 3,000 square feet.

As of the day of this writing, the most expensive home is for sale at $1,595,000 and the least expensive home is $54,900.

  • Average days on the market – 74

With just over 1 closing every day in January (including Saturdays and Sundays), you can tell that the Spanish Fort real estate market is hot.  Don’t forget that this is the smallest city in Baldwin County.

The most expensive home sold for $661,000 and the least expensive home sold for $110,000.

Although we have seen close to 3% appreciation over the last year, Spanish Fort is still in a slight buyer’s market with buyers realizing an average of 4% off of the original list price.
